This very large property (512 m2) dates from 1984, but was completely renovated in 2000 and consists of a large main flat (approximately 425 m2) and a smaller flat (approximately 85 m2). The approximately 120 m2 living area is the heart of the main flat. Here there is a large entrance area with an elegant staircase, a cosy fireplace corner, a large dining area, right next to the 29 m2 fully equipped kitchen, and another corner for reading or relaxing at the small bar.

The relaxation corner is right next to the indoor pool (10 x 4.5m) and the spa with Jacuzzi. The pool can be seen through full glazing from the living room. That is something very special.

An external staircase and a sun terrace lead to the flat, which currently consists of two bedrooms and a living room. A small kitchen, a bathroom and a WC make this area completely independent. However, the flat can easily be connected to the main flat as there is a connecting door between the billiard room and the flat, which is currently closed. In its current state, the flat is ideal for renting out, but when the connecting door is reopened, it will be ideal for family visits.

The property is situated on a plot of approximately 13,168 m2, is fully fenced and has a fully automatic entrance gate. On the property on the Southern slope there are about 100 olive trees (80-100 litres of olive oil per season), 20 fruit trees and some truffle oaks which guarantee about 6-8 truffles per year.

All plants on the estate are connected to an automatic irrigation system and are therefore well supplied (approximately 1,000 M3 of tap water; approximately 500 EUR per year).

The property is situated between Pierrevert and Manosque and has a magnificent view of Manosque, the Plateau de Valensole and, in the far distance, the partly snow-covered peaks of the Southern Alps. And being on a south-facing slope, it is well protected from the cold north wind.

There are many parking spaces for cars, but only one small garage for a rather small car. However, it is possible to build, as there is still an area that is considered buildable. The property has three independently switched combinations of solar panels. Two of them are for self-consumption and the energy from one solar panel combination is sold on to EDF. The owner receives a cheque for about EUR 2,800 every year. And the average electricity bill for the entire property is only about 50 EUR per month. The heating system is centralised and runs on oil. There is underfloor heating everywhere on the ground floor.
